Compared to March 2022, prices increased by 1.9%, half the pace compared to January, when the advance was 3.7%. For comparison, in January 2022 the annual growth rate was 7%, and in May and June 2022 it rose to 9.4%.
“The evolution of prices was a good one in the first three months of 2023, still maintaining a positive margin, despite the unfavorable context. Taking into account that prices in the old segment are almost 2% higher than a year ago, and in the new segment by around 10%, the affordability of purchasing a new home has improved, at least for the around 46% of buyers who purchase only with cash, according to official statistics – taking into account the annual increase of the average net salary of 15% in January”, said Andrei Sârbu, CEO of SVN Romania.
Berceni, Unirii and Victoriei registered the biggest increases in March compared to February.
At Unirii, the price increase in the ads is 10,000 euros, to 190,000 euros, and many of the ads are listed at 220,000. The apartments in Victoriei and Berceni each went up by 5,000 euros.
On the other hand, the apartments in Olteniţei decreased by 8,000 euros, and in Aviaţiei the decrease is 6,000 euros.
